Utah's insurance problem is availability, not price

Utah premiums are among the cheapest in the country. What changed in 2025 is that carriers started declining to renew homes they now rate as wildfire-exposed, and Utah led the nation at 4.5% of policies nonrenewed. A nonrenewal notice usually gives you about 30 days, which is enough time to panic and not enough to shop well. The fix is boring: know your renewal date, start 45 days early, and have the photos and facts an underwriter asks for already in a folder.

Hous.io does not sell insurance and does not recommend policies. It shows you your premium against the state average, reminds you 45 days before renewal, keeps your home's documentation in one place, and points you to a licensed marketplace when it is time to compare.

Questions Utah homeowners ask

Why are Utah homeowners getting nonrenewed?
Wildfire exposure. In 2025 about 4.5% of Utah homeowner policies were not renewed, the highest rate in the country and roughly 2.6 times the 2024 rate, according to Weiss Ratings' analysis of NAIC data reported in September 2026. Insurers are re-rating homes near the wildland-urban interface, and Utah's HB 48 wildfire-risk maps give them a public basis for it.
What does home insurance cost in Utah?
Utah premiums are low by national standards, roughly $1,340 to $1,550 a year for a typical policy versus about $2,800 to $3,000 nationally. The Utah problem is availability more than price, which is why the renewal window matters more here than the premium.
When should I shop my policy?
Start 45 to 60 days before renewal. Quotes take a week or two, and a nonrenewal notice in Utah typically arrives 30 days out, which is too late to shop calmly. A record 57% of insurance customers shopped in 2024; the ones who switch save a few hundred dollars on average, and even a matching quote is leverage.
What can I do before renewal to keep coverage?
Document defensible space (30 feet clear of brush, no wood piles against the house), know your roof's age and material, photograph the water heater and main shutoff, and ask your agent whether your carrier uses a wildfire score you can appeal. These are the questions underwriters ask.
